These Terms & Conditions form the basis of your contract with the owners of Glebe Cottage (“we”, “us”, “the Owner”). By making a booking you agree to be bound by these terms on behalf of yourself and all members of your party.
Your booking is confirmed and a contract exists once we have received your deposit and issued a written booking confirmation. Please check your confirmation carefully and notify us within 24 hours of any errors or discrepancies.
The person making the booking must be 18 years of age or over and must occupy the property for the duration of the stay.
This booking grants a licence to occupy Glebe Cottage for holiday purposes only. It does not create a tenancy, and confers no security of tenure or other statutory tenant's rights under the Housing Act 1988 or any other legislation. This Agreement is intended to be an excluded agreement within the meaning of section 3A(7)(a) of the Protection from Eviction Act 1977. Subject to your compliance with these Terms, you are entitled to full use of the property during your stay without interruption from us.
Deposit: A non-refundable deposit of 25% of the total booking value is payable at the time of booking to secure your dates.
Balance: The remaining balance is due no later than 6 weeks (42 days) before your arrival date. Bookings made within 6 weeks of arrival require full payment at the time of booking.
We reserve the right to cancel your booking and retain the deposit if the balance is not received by the due date.
Security deposit: A refundable security deposit of £250 is payable no later than 7 days before your arrival. This will be returned in full within 7 days of your departure, subject to the property being left in a satisfactory condition. Any deductions will be itemised and agreed with you.
Cancellation by you: If you need to cancel your booking, please notify us in writing as soon as possible. The following charges apply:
We strongly recommend that you take out comprehensive travel insurance to cover cancellation costs.
Major failure — property uninhabitable: In the event that Glebe Cottage becomes wholly uninhabitable prior to or during your stay due to circumstances beyond our reasonable control (including fire, flood, serious structural damage or a dangerous condition requiring immediate vacation), we will notify you as soon as possible and refund all monies paid in full. Our liability is strictly limited to the total sum paid by you. We accept no liability for travel costs, alternative accommodation costs or any other consequential losses.
Partial failure — facility unavailable: If a specific facility becomes unavailable during your stay due to unexpected failure (for example a log burner, the EV charger or hot water), we will notify you promptly, make every reasonable effort to rectify the problem, and offer a proportionate refund of any supplement paid for that facility where it cannot be reinstated. No refund will be made for minor inconveniences that do not materially affect your enjoyment of the property as a whole.
Force majeure: Neither party shall be liable for failure to fulfil obligations where such failure arises from circumstances genuinely beyond their reasonable control, including acts of God, extreme weather, pandemic, government restriction or national emergency. In such circumstances we will refund all monies paid, less any reasonable costs already incurred that cannot be recovered. We strongly recommend comprehensive travel insurance that includes force majeure cover.
Cancellation by us — other circumstances: We reserve the right to cancel a booking if the property is sold prior to your arrival, if you have provided materially false information at booking, or if we have reasonable grounds to believe the property will be used in breach of these Terms. In such circumstances we will provide as much notice as possible and refund all monies paid.
If you wish to change your dates after confirmation, please contact us as soon as possible. We will endeavour to accommodate requests but are under no obligation to do so. A date change will only be considered if:
If the rental fee for the new dates is lower than the original booking, a refund of the difference will only be made if the original dates are successfully re-let.
Early check-in or late checkout may be possible subject to availability — please ask in advance. We cannot guarantee this as it depends on changeover requirements.
If your stay extends beyond the agreed checkout time without prior arrangement, an unauthorised late departure charge may apply based on the applicable daily rate.
Glebe Cottage sleeps a maximum of 6 guests. The property may not be occupied by more than 6 people at any time, including overnight day visitors. Infants under the age of 2 years sleeping in a travel cot are not counted towards the maximum occupancy.
The property must not be sublet or used for any purpose other than a private holiday. Commercial use, hen or stag parties, and events or gatherings beyond the stated occupancy are not permitted without our prior written consent.
Groups composed entirely of persons under 21 years of age may be refused at our discretion. Please advise us at the time of booking if this applies to your party.
You agree to use the property in a manner that does not cause nuisance or annoyance to neighbouring properties.
Smoking of tobacco in any form, including e-cigarettes, is not permitted inside the property. Smoking is permitted in the garden only. Should there be any evidence of smoking inside the property, the cost of any resulting cleaning, deodorising or redecoration will be charged to you.
We reserve the right to terminate a booking without refund if the occupancy limit is exceeded or the property is used for any commercial, unlawful or prohibited purpose.
Glebe Cottage warmly welcomes well-behaved dogs — up to a maximum of 2 medium-sized dogs. A dog supplement applies per stay — the current rate is shown at the time of booking. Cats and other pets are not permitted.
Registered guide and hearing dogs are welcome at no extra charge.
Guests with allergies should be aware that we cannot guarantee that dogs have not previously been present at the property.

You are responsible for the property and its contents during your stay. Glebe Cottage is a Grade II listed building and its character features deserve particular care. Please treat it with the same respect you would your own home.

The cost of any damage beyond fair wear and tear, or additional cleaning required, will be deducted from the security deposit. Costs exceeding the security deposit will be invoiced separately.
Glebe Cottage is a C17–C18 Cotswolds stone cottage with traditional features including steep stairs, low beams and uneven floors. Guests should take care at all times, particularly at night. You should consider whether these features are suitable for all members of your party, including young children and elderly or infirm guests, before making a booking.
Being a rural property, guests should be aware that Glebe Cottage and its surroundings may occasionally experience animal noise, farm machinery activity, and the presence of insects and other wildlife — none of which are an indication of poor housekeeping standards.
All cars parked at the property are parked at your own risk. The owner accepts no responsibility for damage or loss however caused.
If you lose a key or are locked out, any call-out charges incurred will be your responsibility.
You agree not to act in any way that would prejudice our insurance of the property, or cause our insurance premiums to increase.
You agree to allow us, or our appointed contractors, reasonable access to the property during your stay to carry out any repairs or maintenance that cannot reasonably wait until after your departure. Wherever possible we will give advance notice and arrange a suitable time with you. In a genuine emergency (for example a fire, gas leak, flood or similar risk to safety or the property) we or our contractors may enter immediately without prior notice.

If a call-out is attended to and the issue is found to be due to user error, you will be charged any call-out costs incurred.
An EV charging point is available at Glebe Cottage. A supplement applies per stay if you wish to use this facility. Please select this option at the time of booking — the current supplement amount will be shown at the time of booking.
Electric vehicles may only be charged using the dedicated charging point provided. You are strictly forbidden from connecting unauthorised charging cables to the property's domestic electricity supply. Any costs arising from unauthorised use, including any damage caused, will be charged to you in full.
The EV charging supplement covers reasonable use for one vehicle for the duration of your stay. Guests are asked to use the charging point in a reasonable manner consistent with normal domestic electric vehicle charging. Charging of commercial vehicles, multiple vehicles simultaneously, or use that results in abnormally high electricity consumption may result in an additional charge.
Glebe Cottage has external CCTV cameras and a Ring doorbell installed for security purposes. These are positioned to cover external areas of the property only and are not directed at any private or internal spaces.
During guest stays these devices are not actively monitored by the owner, but may retain footage in accordance with their standard operating settings. The owner is the Data Controller for any footage captured by these devices.
By making a booking you acknowledge the presence of these external security devices.
WiFi is provided as a complimentary service. We cannot guarantee speed or continuous availability and accept no liability for interruption to the service. The WiFi must not be used for any unlawful purpose. You must comply with all applicable rules regarding the use of streaming service accounts whilst at the property.
Neither the owner nor any agent accepts responsibility for the non-availability or poor quality of TV, WiFi or mobile telephone signal as these are matters beyond our control.
All facilities described on our website are provided in good faith. We reserve the right to alter or withdraw amenities or facilities without prior notice where reasonably necessary due to repairs, maintenance, weather conditions or circumstances beyond our control. Where we are aware of any anticipated works or utility disruption, we will endeavour to advise you in advance of your arrival.
Neither the owner nor any agent can be held responsible for any building or road works carried out close to the property or work by utility companies which may cause a temporary loss of service.
If you leave any items of property behind, we are happy to return them. A charge of £25 plus postage applies.
The Owner accepts no responsibility for loss, damage or injury to guests or their belongings during their stay, except where such loss or damage arises directly from our negligence.
Nothing in these Terms shall limit or exclude liability for death or personal injury resulting from negligence, or for fraudulent misrepresentation, or for any liability which cannot be excluded by law.
Subject to the above, the Owner shall not be liable for any indirect or consequential loss, including loss of profits, anticipated savings, or any other economic loss arising from your stay or any cancellation of it.
Guests are advised to ensure they have adequate personal travel and holiday insurance in place prior to arrival. You are strongly advised to arrange insurance to cover cancellation, personal injury, loss of belongings and any other risks associated with your stay.
We want your stay at Glebe Cottage to be everything you hoped for. If anything is not right during your stay, please contact us as soon as possible so we have the opportunity to put it right.
Complaints about cleanliness must be reported on the day of arrival, supported by photographs where possible. If you remedy a complaint yourself without allowing us the opportunity to address it, we cannot offer compensation.
If you choose to leave early without notifying us of a complaint, compensation for lost rental fees cannot be offered.
We cannot consider retrospective complaints about matters that we were not given the opportunity to address during your stay. If you wish to raise a complaint after your stay, please do so in writing within 7 days of departure.

Personal information provided at the time of booking is used solely for the purpose of managing your booking and stay at Glebe Cottage. Your details will not be shared with third parties except where required by law or where necessary to manage your booking.
We comply with all applicable UK GDPR and Data Protection Act 2018 obligations. You have the right to request access to, correction of, or deletion of your personal data at any time by contacting us in writing.
If CCTV is present at the property (see clause 11), the owner is the Data Controller of any footage captured by those devices.
Glebe Cottage maintains a guest comments book at the property. Comments or feedback left in this book may be used on our website or in our marketing materials. Where we do so, they will be anonymised — described only by general group type (e.g. "a family," "a couple," "a group of friends") and general location and month/year of stay. No names, addresses, or other identifying information will ever be published. If you would prefer your comments not to be used in this way at all, please let us know in writing at the time of your stay or within 14 days of check-out by contacting us at mike@glebecottage.uk.
These Terms & Conditions are governed by the laws of England and Wales. Any disputes arising from your booking or stay shall be subject to the exclusive jurisdiction of the English courts.
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
You may not assign or transfer your rights or obligations under this contract without our prior written consent.
We reserve the right to update these Terms & Conditions from time to time. The version in force at the time of booking will apply to your stay.
